Our Comfort Plus room was large and spotless. The staff were friendly and very helpful. We never checked out the amenities on the second floor. We liked that the location was near Chinatown (great food) and walkable shopping, with reasonable access to the tram system. Note that rooms at the front of the building can be a bit noisy at night due to traffic sounds. I wasn’t bothered by the sounds but my friend was.

I love staying at The James. The staff are the best, the rooms are super comfortable and it's in the right part of town.

Comfy hotel, tiny room. (Turn sideways to get between the foot of the bed and the TV level tiny.) I was traveling alone for business, but having two people in the room would have been very challenging. Good climate controls (it was unusually warm when I was there) and a very comfortable bed. Amenities were underwhelming - the lounge with self-service take away food and snacks was fine, but minimal. No regrets, but I'd choose differently next time.

Taking the price into account I would expect the bed to be non squeaky - and the fridge to be quiet - it was rattling, not just making small noice.
